Montroy DeMarco Architecture LLP recently designed a series of high-end tech-loft pre-builts for Capital Properties at Trinity Center, to entice the amount of ever growing start-up companies in the area to take residence in these historically traditional gothic skyscrapers. The three (3) suites in the two buildings range in size from 6,000 to 13,000 RSF; boasting smaller square footages each features a reception area with an adjacent glass walled conference room. Accent paint and specialty pendant lights bring flair and energy to these casual reception areas. Each suite proudly displays steel columns with corresponding metal and glass office fronts. The steel beams anchor the open workstation areas and act as a reminder of the history of the building. The exposed brick exterior walls bring an industrial air and edginess further complimenting the steel columns and oversized, double hung windows providing outstanding views of the Statue of Liberty, Zuccoti Park and Trinity Church.
Minimal spiral ductwork, exposed slab beams and LED linear pendants showcase the buildings high slab and beam ceilings, while a wood slat grille ceiling in the suites pantries highlight the matching wood floors that border the reception areas as well. A dynamic 2D illusion geometric backsplash add a 3D texture to the lacquered millwork and sleek stainless appliances giving the pantry a modern feel, while a solid surface island and built-in bench create space for collaboration or hoteling style work. The individual offices along the exterior are spacious enough to serve as additional meetings areas; with glass fronts and doors, they’re transparency brings in light and an airiness to the internal spaces.
